The problem Beamwise solves

Owning rental property in Ireland means holding a set of recurring obligations in your head. RTB registration has to be made and renewed. A BER certificate expires. Tenancies come up for renewal. Insurance lapses on a date. Local Property Tax falls due. None of these are onerous individually, and none of them announce themselves.

The result is a category of failure that is entirely preventable and entirely common: a landlord who intended to renew something, would have renewed it, and simply did not notice the date. The consequences range from an awkward conversation to a genuine legal exposure, and all of them cost more than the five minutes the renewal would have taken.

This gets worse rather than better with a small portfolio, because three properties means three sets of dates that are still not quite worth building a system for.
